Before your Septicsmart inspection

Sullivan Septic & Excavation will verify the history of your septic system through the SepticSmart information search. We will verify that the septic system is documented with BCPH and that the final inspection was completed. We will also cross reference all information to make sure it is consistent with the Boulder County Assessor.

The day of your inspection

Our experienced technician will need access to your water as well as a garden hose to test the leach field. We will then complete the 4 page Boulder County OWS Inspection report.

This report will include details as to what is in working condition and what needs repair. Please see the inspection report to find a list of items that will be included on your inspection.

After your inspection

After your septic system inspection is completed, the inspection report will state if the septic system “PASSED or ‘FAILED” the inspection. You can only submit a PASSED inspection report to Boulder County. Therefore, if the septic system DOES NOT PASS the inspection, repairs will need to be prior to selling the home. If the septic system does not PASS due to a failed leach field. The septic system will need to be replaced. The homeowner or buyer can take on this responsibly. However, the buyer will need to sign an agreement with Boulder County public Health.  

The buyer, seller, or realtor will receive a copy of the inspection report. The Septicsmart inspection will need to be taken to Boulder County Public Health. Someone needs to take the Septicsmart inspection to Boulder County Public Health to file for the Property Transfer certificate. 
 
The designated representative will then submit their "passed" Boulder County OWS Inspection Report within 365 days, along with a check for $80 directly to:

Property Transfer Certificate

You must file for the Property Transfer Certificate in PRIOR to your closing date. To do this, BCPH will ensure that all requirements have been met.

Once this process is completed, BCPH will mail the Property Transfer Certificate to the provided address. Your certificate will remain valid for 1 year from the issue date.

Boulder's premier septic program

The Boulder County SepticSmart program was initiated to ensure that septic system issues are disclosed to home buyers. Also, all such issues must be repaired with one year of the closing date by the existing owner or buyer, as decided in the real estate contract. An inspection is required on every property transfer to protect the buyer from septic problems down the road.
